You can search for a title in Web Search by:
- Address
- Title reference
- Registered owner
- Legal description
- Instrument number
- Parcel ID.
Select from the dropdown menu to change your search method.

Once you have searched a title, you can:
- view order options for the title
- view the title summary with title details such as type of ownership, date issued, prior references, registered owners, etc.
- locate the title on the map (for parcels defined spatially in Landonline)
- view and order related instruments
- view and order related surveys.
Search title by Address
Addresses do not form part of the Land Transfer register and are intended as a search aid. Results from an address search cannot be relied on as an authoritative link between address and record of title.
1. Enter the address into the search field
As you start typing, the drop-down list populates with addresses containing the best match. This list is restricted to 5 results per Place, Road or Address section, populated alphabetically. As you enter more characters, the results are refined to match your input.

For common addresses you may need to include the suburb, town, or city. For example, for 1 High Street you would see only 5 address results, although there are more than 5 results in Landonline.

Add the town or city to find the required address, if needed.

2. Select the correct address from the drop-down list to view the title summary page for the title

No results available
You may get the message “No results available. Please refine your search and try again”.

Try searching the street name with no number, or a nearby address. Select this from the drop-down then locate the required property by searching on the map.

Using macrons in address search
You can include macrons when searching a title by address. Web Search will look for exact matches and only return results that include the macron.

If you don’t include the macron, Web Search will include all results with the same spelling, both with and without the macron.
This list is restricted to 5 results per Place, Road, or Address section. As you enter more characters, the results are refined to match your input. Include the town or city in your search to refine the results.

Addresses in Landonline

Search title by Title Reference
1. Enter the title reference into the search field

You must enter the exact title reference as this field does not support best match.
For pre-Landonline titles, you do not need to include the land district prefix. However, if you don’t include it, all titles with same record number will appear in the drop-down list. Ensure you select the correct title from the list, or include the land district prefix in a new search.

2. Select the title reference to view the title summary page
Either:
- select the blue dropdown when it appears
- press Enter on your keyboard.

Search title by Registered Owner

You can search for a title by registered owner using 3 search modes:
- Closest match (default)
- Given / Family name
- Corporate name.

When searching by Given / Family name or Corporate name, Web Search searches for an exact match. You can use wildcards to help search in these modes when you are unsure of the owner’s exact name.

Use filters to refine your search results
You can apply filters to narrow your search results, if needed.

Filters can be used:
- as part of your initial search to narrow the results
- to refine the search results when a large number are returned.
Filters are not mandatory.
You can filter by:
- Title type
- Land district
- Title status
- Owner status (default is Current owner).
Use as many of these filters as you need to narrow your search results.
To filter your search, left-click the filter to open the drop-down menu. Select the value(s) you want to filter your search by.
You can select multiple values in any filter. Select the check-box next to each value you require, or choose All.
To reset all filters (for example, if you want to change or broaden your filter criteria), select Reset filters.

To refine results after a search, select or change your filter values. Left-click Apply filters to refine your search.

Switch registered owner search mode
To switch registered owner search mode, click on the sub-mode button. This icon changes depending on the current search mode.

The current search mode is highlighted. Left-click on your chosen option to switch search mode.

When switching mode, any filter inputs are preserved. Text inputs are cleared.
Closest Match (default)

Closest match mode uses auto-fill and best-matching to find names quickly. This is the default mode for searching title by registered owner. You can’t use wildcards in this mode.
Enter the name of an individual or corporation. As you type, the drop-down list populates with names containing the best match. These are sorted into sections:
- Individual
- Individual – Last names
- Individual – Given names
- Corporate names
A name may appear in more than one section. Select the correct name to view the search results.
The auto-fill results are capped at 50 per category.
Given/ Family Name or Corporate Name
Given / Family name and Corporate name search returns exact matches unless you use wildcards. The input field is not auto-fill, so you may get incomplete results if you don’t know the exact details, for example, you don’t include a middle name, or for a corporate name, Limited, etc.
You can use wildcards to broaden these results.

When searching using wildcards:
- an asterisk (*) is used to represent any number of missing characters/words in a search
- a question mark (?) is used to represent 1 missing character in a search.
You must enter at least 1 character before a wildcard symbol.

Search title by Legal Description
1. Enter the legal description into the search field
As you start typing, the drop-down list populates with legal descriptions containing the best match. This list is capped at 50. As you enter more characters, the results are refined to match your input.

You can use abbreviations for the plan type, instead of typing out the full description, for example:
- DP for Deposited Plan
- SO for Survey Office Plan
- DRO for Deeds Registry Office plan, etc.

2. Use filters if needed
You can apply filters to refine the drop-down list if you are getting too many results.
Filters are not mandatory.
You can filter by:
- Title type
- Title status
To filter your search, left-click the filter to open the drop-down menu. Select the value(s) you want to filter your search by.
You can select multiple values in any filter. Select the check-box next to each value you require, or choose All.
To reset all filters (for example, if you want to change or broaden your filter criteria), select Reset filters.

3. Select the correct legal description from the drop-down list to view the title summary page for the title

Search title by Instrument number
1. Enter the instrument number into the search field
You must enter the exact instrument number as this field does not support best match. Any instruments with the same number will appear in the list.

2. Select the required instrument from the drop-down list to view the search results
You will see a list of titles affected by the instrument.

From the search results, you can:
- select a title reference to view the title summary page for the title.

3. Use filters to refine your search results
Some instruments may return a large number of titles. You can apply filters to narrow or refine your search results, if needed.

Filters can be used:
- as part of your initial search to narrow the results
- to refine the search results when a large number are returned.
Filters are not mandatory.
You can filter by:
- When affected (default is Currently affected)
- Title type
- Land district
- Title status
Use as many of these filters as you need to narrow your search results.
To filter your search, left-click the filter to open the drop-down menu. Select the value(s) you want to filter your search by.
You can select multiple values in some of the filters. Select the check-box next to each value you require, or choose All.
To reset all filters (for example, if you want to change or broaden your filter criteria), select Reset filters.

To refine results after a search, select or change your filter values. Left-click Apply filters to refine your search.

Search title by Parcel ID
1. Enter the parcel ID into the search field
You must enter the exact parcel ID as this field does not support best match.

2. Select the parcel ID
Either:
- select the blue dropdown when it appears
- press Enter on your keyboard.

If there is only 1 title associated with the parcel, the title summary page will open.
If there is more than 1 title associated to the parcel, you will see a list of search results.

From the search results, you can:
- select a title reference to view the title summary page for the title.

Title summary page
The title summary page shows information relating to the selected title. From here, you can:
- order a copy of the title
- add the title to your product list
- locate the related parcel on the map (for parcels defined spatially in Landonline)
- view the title summary with title details such as type of ownership, date issued, prior references, registered owners, etc.
- view and order related instruments
- view and order related surveys.
- view pending dealings, lodged plans, or supporting documents, if applicable.
The title summary page does not constitute a Record of Title (RT). To obtain the RT, select one of the order options.

Select the:
- Locate related parcels icon to view the related parcel on the map (if it is spatially defined in Landonline)
- Add to product list icon to add the title to your product list.

Order options
You can order a copy of the title without adding it to your product list. Choose from:
- Title with diagram
- Title without Diagram
- Historical Title
- Guaranteed Search.
Not all options are available for all titles. For example, a cancelled title will only have Historical Title as the order option.

Select an icon next to your chosen option to:
a. view information about what the title option shows
b. order the title and receive it by email
c. order the title to view on screen
d. order the title and download as PDF.
Summary
The title summary may show:
- Type – type of title
- Land registration district – the land district in which the title is located.
- Date issued – date on which the title was issued.
- Prior references – prior RT references, if applicable
- Following references – following RT references, if title is cancelled
- Estate – type of estate
- Indicative Area – area of the parcel(s) of land
- Legal Description – legal description of the parcel(s) of land
- Purpose – intended use of the land
- Registered owners – name(s) of the registered owners
- Unit Titles Issued – a list of all related unit titles, for a Supplementary Record Sheet (SRS),
- Supplementary Record Sheet – the related SRS, for a unit title.
Titles will show different information in their summary depending on title type and status.

Pending dealings and lodged plans
If there are any pending dealings or lodged plans against the title, they will show under the summary section.
Select the dealing number or survey number to open its summary page.

Pending dealings cannot be added to the product list as separate items, but are included under titles and surveys in their “Pending Dealings” folder.

Supporting documents
You can order supporting documents from the title summary page if they are listed.
Select an icon to order the supporting document:
- emailed to you
- to view on screen
- downloaded as PDF.

Current and historic instruments
You can view lists of any Current instruments or Historic instruments that affect the title. You can expand the section by clicking the arrow next to the section heading.
From these lists, you can:
- select the instrument number to open the instrument summary
- add an instrument to the product list
- order an instrument and receive it by email
- order an instrument to view on screen
- order an instrument and download as PDF.

Referenced surveys
Any referenced surveys are listed after the instruments.
You can:
- left-click the Survey Number to view the survey summary page
- view the Survey Date of the survey
- select the Locate spatial item icon to view the survey reference on the map
- select the Add to survey data extraction icon to add the survey to an XML extraction
- select the Add to product list icon to add the survey to your product list.

Can’t find what you’re looking for?
If you search for a title and can’t find what you are looking for, send a request through Request Copy.
If the search result includes restricted information, Web Search will display the same messaging as if the title doesn’t exist.
