You may experience issues where a new non-primary parcel overlaps an existing non-primary parcel in the same Landonline layer. Use the following advice to reduce the likelihood of these issues.

Note:
Where we use the term ‘Existing’ we mean spatially defined ‘live parcels’ or ‘approved parcels’ in Landonline.
How do I identify existing non primary parcels in Landonline?
- Turn on Approved and Live parcel layers - see the screen shot below.
- Select the Apply button to ensure these layers are activated in the Spatial Window.
How to capture non-primary parcels (Easements):
A. New easement parcel (over a parcel under survey) on an LT Subdivision

B. New appurtenant easements (ie, new easements that are over primary parcels other than the land under survey)

*You need to extinguish existing appurtenant easements where the new easements:
- are captured over existing easement parcels in the same topology class.
- cross over existing easements in the same topology class. Capture the intersections and give new parcel appellations for each portion of parcel created for the new and existing easements.
You do not need to extinguish new appurtenant easements that are captured over existing easement parcels provided they are captured in two different topology classes, ie, one is ‘Secondary’ the other ‘Tertiary’.

- Capture existing easements that you want to retain into the dataset.
- Enter appellations based on the new plan.
- Capture any intersections between new and existing easements as separate parcels if the parcels are in the same topology layer. This is a Landonline topology rule, not a requirement of the Cadastral Survey Rules 2021.
When creating intersections between new and existing easements, you need to capture balance parcels for the remaining portions of existing easements.

D. Existing subject easements to be retained that are not spatially defined on a CSD
You do not need to capture existing easements that are to remain with the land and that have not previously been spatially defined on an approved CSD.
However, you must annotate them in a Schedule of Existing Easements. Use the appellation for the underlying parcel as the easement parcel identifier, ie, if the easement is known to be over Lot 1 DP 123, the easement parcel identifier will be ‘Lot 1 DP 123’.

E. Easements on Unit datasets
- Show subject easements existing against the underlying primary parcel (ie, the fee simple estate) on the plan graphic and in a schedule.
- Include existing appurtenant easements in the Schedule / Memorandum. If spatial parcels exist in Landonline for existing appurtenant easements, reference these in the Parcel List screen.
- Capture new subject or appurtenant easements over the base land or other land into Landonline and show on the diagram of parcels.
- Reference Underlying primary parcels for new appurtenant easements in the Parcel List.
F. Existing centreline easements

- If the centreline easement lies entirely inside one primary parcel and has no known width, capture it as a centreline parcel (not a polygon).
- If the centreline easement is split by a new primary parcel, capture it as two polygon parcels where the width is known. If vectors exist in Landonline, you can adopt them.
Intersecting centreline easements
Centreline easements can cross over each other, provided they are captured in two separate Topology classes (ie, one Secondary Centreline the other Tertiary Centreline).
If they are both the same topology class, you need to capture the intersections but you can link the portions as one centreline parcel (see following point below).
You can link multiple centreline segments as one centreline parcel where they are all contained in one primary parcel. Add underlying centreline easement parcels to the Parcel List as ‘extinguished’.

H. Existing easements to be surrendered
Where you need to surrender an existing easement, you must extinguish the existing easement that has been spatially captured:
