You can use 2 modes to prepare a Notice of Claim.
Use Title mode to prepare a Notice of Claim for a Registered Owner over all the affected titles.
Use Instrument mode to prepare a Notice of Claim in respect of a lease, mortgage, encumbrance or other registered interest.
A Notice of Claim will always default to Lodge as the information must be checked by LINZ staff and notice issued to the registered owner.
Dealing with corporates
A corporate cannot be a claimant in a Notice of Claim.
However, you can prepare a Notice of Claim involving a registered owner who is a corporate, where the spouse, civil union or de facto partner against whom the Notice of Claim is to be lodged is entitled to, or beneficially interested in the land by virtue of an unregistered agreement or other instrument or transmission, or an express or implied trust, or by virtue of some other circumstances.
