The types of caveats you can prepare are:
- Against dealings with land under s138 Land Transfer Act 2017. This is a standard caveat.
- Forbidding issue of title removing limitation under s207(1) Land Transfer Act 2017.
You can use 3 modes to prepare a standard caveat:
- Simple mode
- Complex mode (currently not available in New Landonline)
- Instrument mode (currently not available in New Landonline).
You can only prepare a caveat forbidding issue of title removing limitation under s207(1) Land Transfer Act 2017.
Some caveats can auto register if they relate to an Agreement for Sale and Purchase or Agreement to Mortgage. All mandatory information must be provided, including the registered owner's address.
The instrument must also pass the relevant business rules. Caveats that fail the business rules, or ones that include further information in the interest claimed field, or are on any other basis will step down to Lodge with LINZ for registration.

The details for the registered owner will not display for affected titles subject to a withholding direction (hidden title).
