Can't find the titles, plans or other land records you want

Some records are protected, not held by us, are held by other organisations or too fragile or large to be digitalised.

You can request a manual search for some records you can't find in Land Record Search. You may also request to view an original record in one of our offices.

Land Record Search isn't working

Check you are using our supported browsers: Google Chrome, Microsoft Edge, Mozilla Firefox or Safari.

Check you are within our hours of operation and it's not a public holiday:

You don't have an email address, credit card or debit card

To use Land Record Search you must have:

  • an email address
  • a credit card, Prezzy card or debit card to buy land records.
You haven't got your records within 24 hours

Orders made in Land Record Search for digital records should be in your email inbox within 24 hours.

If you haven't got your records:

  • check your junk or spam folder in your email account
  • gather your order reference number and email address and contact our Customer Support.

You want a LIM report or building consents for a property

LINZ does not hold Land Information Memorandum (LIM) reports, building consents or resource consents.

Contact your local city council for these records.

LINZ does not hold sales information or due diligence reports for a property.

Contact a lawyer or real estate agent for this information.

You can't find if you can cut a tree that overhangs on your property

LINZ does not hold information on what to do with neighbour disputes or cutting trees.

Māori land records are held by the Māori Land Court.

You want to know if you can build something on your property

LINZ doesn't hold information on building or resource consents.

There is no structured data available for the historical title. To view more information you must order a copy of the title

A message of no structured data means you need to use our Manual Order Form to order a copy of the title:

If a title can't display it means it doesn't exist or it's protected and can't be displayed.

Check the title is correct.
