As we move closer to turning off Legacy Landonline, we are reviewing Landwrap to make sure it continues providing relevant and useful content. A lot of stories have been included over the past few years about when new Landonline functionality is available. We also include stories about processing times and other property related matters, but there is a change coming with the retirement of Legacy Landonline.
In the next issue we’ll be doing a small survey about what you want to see in future – so have a think about what you like (and don’t like!) as you read the latest updates.
And don’t forget that plenty of work is still happening behind the scenes here at LINZ as we keep modernising Landonline. Over the coming months we will update you on the developments for internal use of Landonline, database upgrades and upcoming customer releases.
New Landonline Survey update
We have been fortunate to have 98 surveyors from six firms pilot the New Landonline – Plan Generation functionality since the 4th of February 2025.
The invaluable feedback we’re receiving from pilot users has already identified opportunities to improve the system, ensure any issues raised are resolved, and help ensure the system is running smoothly before making it available to all survey users at the end of April. We will keep all users updated via email of the progress including a webinar invite.
After the successful release of Plan Generation, we will then look to switch off Legacy Landonline for all surveyors in late May.
New Landonline Survey: Pre-validation tests are now searchable on our website
With the impending retirement of Legacy Landonline we have been updating our online survey support content and making it easier for you to find the information you need. You can now search for information about survey pre-validation rule failures or warnings on our website.
We have added tables listing:
- Cadastral Survey Integrity (Y rules)
- Survey Business rules (C rules)
- Plan Layout Validation rules (P rules)

New Landonline Web Search releases
Multi-file formats for survey/title plan
You now have multiple file format options (PDF/JPG/TIFF) when downloading Survey and Title plans. The available options for each plan type are viewable under order options on the survey summary page and checkout summary panel. Where a cadastral survey dataset has been approved after July 2024 only a PDF version is currently available with tiff coming soon.
New Zealand Vertical Datum 2016
NZVD2016 marks have been added to Web Search as a new layer, so you can now separate NZVD2016 marks from other vertical datums.

Guidance and tips for getting the best out of the Landonline Notice of Change of Ownership (NoC) service in conveyancing
Councils have been providing feedback on what helps them in processing NoCs.
Here is how to get the best out of Council services and reduce follow-up phone calls.
What’s required
While the only compulsory fields are the names and addresses of the purchasers, and the sale price if there is one (S.31 Local Government (Rating) Act 2002). As a conveyancer, including the settlement date is helpful. If this is not provided, the Council will need to follow up with you to complete their records.
Why is this needed? The Rating Valuation Rules 2008 issued by the Valuer-General require Territorial Authorities to record sale details in the District Valuation Role (cl.4.4.2) including Sale (settlement) date (from Appendix A.2).
Accuracy
Contact details and addresses for both the new customer and both parties’ conveyancers are critical.
Councils require accuracy here to send out rating invoices to the new customer. Having the correct conveyancer details also means follow-up is an easy process of getting in touch.
Additional Information
The free text field in the NoC is there for you to add any additional information that will help Councils update their records. For example, where there’s a multi title/sale NoC, a new subdivision title or any other complexity

Mortgagee consent for land vesting on deposit of a plan
Section 224 of the Resource Management Act 1991 requires written consent to the subdivision from a mortgagee where land is being vested in the Crown or a territorial authority on deposit of a plan.
We are now accepting consent from banks, and other institutional chargeholders, in the form of a signed letter of instruction to solicitors that contains the necessary information.
It is important to remember the letter of instruction is lodged with the order for a new certificate of title (OCTN) and, upon registration, will form part of the land register that can be viewed by the public. Therefore, letters of instruction should not include personal information, such as customer bank account numbers. If personal information is included in the letter of instruction the OCTN will be requisitioned to ask for the information to be redacted.

Subdivision registration requirements
Guideline for registration of the Ō-Rākau site
The Registrar-General of Land has published Te Ture mō Ō-Rākau, Te Pae o Maumahara 2025/Ō-Rākau Remembrance Act 2025 Registration Guideline 2025 – LINZ OP G 01312.
The Guideline contains information about creating a record of title for the Ō-Rākau site vested in ngā tūpuna of Maniapoto, Raukawa, and Waikato, coming together as Ngā Ahi e Toru, under the Act. The provisions of the Act took effect on the vesting date, 25 March 2025.
The guideline is primarily for Toitū Te Whenua employees with delegated authority to exercise registration functions under the Land Transfer Act 2017.
